Before Outsourcing BIM it important to understand what Building Information Modelling (BIM) is ? It is a collaborative method of working supported by modern digital technologies, which enable efficient methods of design, delivering and maintaining built assets throughout the entire lifecycle of the project. BIM is based on 3D modelling techniques and allows designers, contractors, and owners to work together on a centralised and continuously updated model. This brings substantial cost and resource savings and shorter project life cycle.

When starting with BIM modelling you will notice the two most highlighted features associated with BIM tools, First its parametric capabilities, and secondly is the built-in data to host new model designs and users are provided with all the geometrical tools to assist them in developing the most optimal designs, Built-in data that is used with incoming data which results in the users’ ability to evaluate their performance throughout the building’s lifecycle.
BIM includes data that can be used for various purposes such as scheduling, costing, consumption of energy and much more. This enables users to manage all the necessary building construction data and utilise it using the myriad tools and features available. The resulting data is valuable to the owner, as well as the designer, having allowed the latter to fully utilise it during the design implementation phase.
Parametric modelling allows to make alterations to 3D Building Modelling designs, be it geometric in form, or a design that is already modified using defined parameters. Computer software has built-in parametric modelling tools, which eliminates the need for users to write a script or code to perform a command.
BIM levels can be divided into four categories, each dealing with a different level of collaboration between the design disciplines. At higher levels of collaboration, users enhance their control over the ability to exchange information digitally.
Level 0 in its simplest form and has no collaboration and 2D drawings are produces using CAD.
Level 1 is the mixture of 3D CAD and 2D drafting for drawings.
Level 2 is collaborative working and have common data platform CDE to share the project information.
Level 3 is not fully yet defined.
BIM levels outline the Level of Development (LOD) of BIM models at different stages in the design and construction phases.
LOD 100: The model element may be graphically represented in the Model with a symbol or other generic representation.
LOD 200: The model element is graphically represented within the Model as a generic system, object, or assembly with approximate quantities, size, shape, location, and orientation. Non-graphic information may also be attached to the model element.
LOD 300: The model element is graphically represented within the Model as a specific system, object, or assembly in terms of quantity, size, shape, location, and orientation. Non-graphic information may also be attached to the model element.
LOD 400: The model element is graphically represented within the model as a specific system, object, or assembly in terms of size, location, quantity, and installation information. Nongraphic information.
LOD 500: The model element is verified representation for shape, size, location, quantity etc. Non graphical information can also be added.
BS EN ISO 19650-1:2018 – Organization and digitization of information about buildings and engineering works, including Building Information Modelling (BIM).
PAS1192-3:2014- Specification for information management for the operational phase of the assets using Building Information Modelling (BIM).
BS8536-2:2016- Briefing for design and construction code of practice for facilities management.
BS8541-1:2012- Library objects for architecture, engineering, and construction. Identification and classifications Code of practice.
BIM Execution Plan (BEP): This document defines how project information management is carried out by the delivery team.
Common Data Environment (CDE): Only source of project information with unique naming conventions and information is stored digitally and shared collaboratively to help stakeholders access information from single source.
Asset Information Requirements (AIR): This document defines which information is needed and technical aspects of producing it.
Master Information Delivery Plan (MIDP): This document forms part of BEP and is the main plan for when information is to be prepared.
Task Information Delivery Plan (TIDP): This information is produces by each task team and put into the master information delivery plan.
Construction Operation Building Information Exchange (COBie): This is the information in data format about the maintainable assets of the project.
