We are excited to present our work on the comprehensive refurbishment and extension of 29 Ludgate Hill, London. This project aimed to enhance the existing structure by improving office floorplates, introducing new building amenities, and providing private and communal terraces while achieving best-in-class sustainability credentials. Despite the project's complexity, the existing structure was retained, and the need for structural reinforcements was minimized.

The refurbished building offers a high-quality mix of open-plan office accommodation with meeting rooms, a reception area, a large kitchen, a breakout area, and demised WCs. It features passenger lifts, air conditioning, a manned reception, raised floors, showers, and bike racks, achieving an EPC rating of C and a high-quality fit-out.

Scope of Work: At BIM Outsourcing, we provided comprehensive MEP (Mechanical, Electrical, and Plumbing) modelling services for 29 Ludgate Hill using Revit. Our contributions included:

  • MEP Modelling and Coordination: We created detailed MEP models in Revit, ensuring accurate and efficient integration of all systems within the building's existing structure. This included precise modelling of HVAC systems, cable containment, drainage pipework, and wet systems.
  • Regular Design Progress Meetings: Our team actively participated in regular design progress meetings, facilitating effective communication and collaboration among all stakeholders.
  • Walkthrough Models: We produced detailed walkthrough models to enhance understanding and visualization during meetings.
  • Drawing Production: Our precise and comprehensive construction drawings provided clear guidance for contractors, ensuring accurate implementation.

Challenges and Solutions: One of the significant challenges of this project was integrating modern MEP systems into the existing structure while adhering to sustainability goals and minimizing structural reinforcements. Our team addressed these challenges by using Revit capabilities, we optimized the design and layout of MEP systems to ensure efficient integration and compliance with sustainability standards.

Outcome: Our careful approach and commitment to excellence resulted in the successful implementation of MEP systems for 29 Ludgate Hill. The refurbished building now features high-quality office accommodation with modern amenities, contributing to a sustainable and efficient workspace.

Location:London - England, UK

  • Produced detailed Electrical BIM Model for the State-Of-Art data center, adhering to LOD 400 and 500. Models facilitates the seamless coordination with other building disciplines, ensuring efficient installation and future scalability.

  • Developed electrical installation and layout drawings, focusing on power distribution and connectivity for mission-critical equipment. Drawings were complied with local regulations, optimized performance and supported requirement for data center infrastructure.

  • Our BIM team delivered security and access control layout drawings, strategically placing surveillance systems and access points to ensure protection of sensitive areas.

  • Developed detailed BIM models for both electrical and telecom systems, ensuring seamless integration and coordination between the two trades.

  • Produced engineering, rack layouts and elevation drawings, enabling cleat visualization of component placement and alignment.

  • Managed the coordination of all project data within a Common Data Environment (CDE), ensuring that all teams had access to up-to-date and accurate information of data center facility.

  • Developed detailed BIM models for plumbing and cooling systems, ensuring accurate design and integration with other building services.

  • Developed fabrication drawings for mechanical services, detailing components like ducts, pipes and equipment. These drawings were critical for accurate on-site construction and system assembly.

  • Bill of material were provided to the client and site team including pipes, ducts, fittings, fixtures, and mechanical equipment. This facilitate accurate procurement, budgeting and streamlined project management.
